Position Purpose

The Property Supervisor ensures Support Center buildings and office space meet specified quality standards within established budget parameters and ensure the continuity of operations for a 24/7 worksite.  The position will coordinate internal and external resources to address the physical maintenance needs of Raley’s and will be responsible for monitoring both department and property level budgets.  This job classification requires advanced knowledge of property management principles and practices, knowledge of architectural plans and the ability to provide supervision on multiple, concurrent fast-paced projects to meet established timelines and to address unplanned items as they arise

Compensation

The range displayed reflects the range the company reasonably expects to pay for the position. The actual compensation offered to the selected individual(s) will depend on their relevant education, training, or experience, among other bona fide factors.

Expected Minimum Pay Rate

USD $67,300.00/Yr.

Expected Maximum Pay Rate

USD $90,000.00/Yr.

Responsibilities

  • Recommends, plans and executes services and programs necessary to ensure assigned facilities remain operational and meet the workplace requirements of our customers and team members and property regulatory standards.
  • Plans, organizes, schedules, and directs internal resources and external vendors/contractors in the maintenance, construction, renovation and repair of the organization’s interior and exterior equipment and facilities.
  • Schedules and prioritizes tasks ensuring adherence to schedule, procedures and guidelines.
  • Provides work direction to regular and temporary team members and contracted service providers.
  • Performs tasks necessary to maintain project delivery schedules, as needed.
  • Coordinates with Operations, Maintenance, Construction and Real Estate departments to ensure facilities and critical systems assigned remain operational and ensure an uninterrupted 24 hour/7 day a week operation.
  • Under the general direction of Construction and Maintenance Department leaders, contracts for facilities maintenance and improvements including electrical, plumbing, carpentry, utilities, HVAC, and hazardous materials and assesses satisfactory standards of service and repair.
  • Prepares bid and contract specifications for contracts. Solicits bids and evaluates submitted proposals for various maintenance or major repair related projects as needed.
  • Provides input and responds to questions on required scope of work, timeline, materials, quality of workmanship, executive and costs for Property Management related items.
  • Completes purchase requisitions and orders and approves invoices against contracted terms.
  • Monitors and inspects all assigned buildings and equipment to ensure that utility systems are fully operational and that preventative maintenance schedules are being followed.
  • Ensures all areas meet regulatory requirements and all permits and required inspections are maintained.
  • Reviews department operating and support center property management budgets, timecards, and invoices and audits items for accuracy.Assists in creating a business plan and projected budget for the long-term maintenance of corporate facilities and stores, including aging report of significant building systems to forecast major expense items.
  • Manages an expense budget for repairs, maintenance, overtime and inventory for required supplies and equipment, if any.
  • Ensures expenses are within budget and provides explanation for all material variances.
  • Maintains regular communication with Sr. Manager of Facilities Maintenance and other management staff. Attends regular and other staff meetings.
  • Performs special projects as assigned.

Qualifications

 

EDUCATION AND EXPERIENCE:

  • High school diploma with five (5) years or more of property/facility management. Some college business or trade education may replace experience qualifications. 
  • Two (2) years of lead or crew supervision experience. Experience in providing input to strategic planning, forecasting, capital and annual budgeting.
  • Experience working in an environment dedicated to quality, safety and customer service.

 

REQUIRED KNOWLEDGE:

  • Understanding of most aspects through first-hand knowledge of facilities and repair functions (e.g. plumbing, electrical, HVAC systems and hazardous materials).
  • Knowledge of how to read architectural plans.
  • Knowledge of Commercial Office Building regulations for State of California and Yolo County (West Sacramento, CA).

Certifications Required

  • Valid Driver’s License

  • HVAC certification required

 PHYSICAL DEMANDS -Team member may occasionally experience the following physical demands for extended periods of time:

  • Traveling by car
  • Telephone usage to communicate with internal and external customers.
  • Sitting; frequent sedentary work. Climbing stairs and ladders, occasionally.
  • Viewing computer monitor; average, ordinary visual acuity necessary to prepare documents, enter data into computer system and read reports.
  • Keyboarding; use of fingers to make small movements such as typing.
  • Ability to bend, stoop, climb and lift, up to 20 lbs.

 

WORK ENVIRONMENT

 

Work is performed in a normal business office environment. Extended workdays are a frequent occurrence. Moderate travel required to facility. Occasional exposure to varying weather conditions on grounds, roofs and other areas. Will be required to respond to and resolve issues that occur outside of normal business hours.
